Mini splits put you in control of each zone individually. The bedroom stays cool while the living room stays warm. Installed in a single day, running whisper-quiet for years.
Zone Control
If any of these sound like your situation, a ductless mini split is probably the answer. We'll confirm it for free.
New addition, sunroom, or converted space that your existing system doesn't reach. A mini split handles it independently, in one day.
Freezing in January, sweltering in August. Mini splits are designed for spaces like garages that swing between extremes.
One person sleeps cold, another sleeps hot. Zone control lets everyone set their own room, independently.
Older Seattle homes built before central HVAC are perfect candidates. A multi-zone mini split replaces your whole system — no ductwork ever needed.
The rest of the house is empty all day but your office needs to stay 70°F. Mini splits only condition what you need, when you need it.
We assess your home for free and tell you honestly whether a mini split is the right call — or if something else makes more sense.
Book Free AssessmentWe handle everything from sizing the right unit for your space, to running the lineset and linehide, electrical hookup, and full system test. Single-zone installs typically take 3–4 hours. Multi-zone systems are usually done in a day.
Error codes flashing? Not cooling? Dripping water? We diagnose the root cause — not just the symptom — and fix it right the first time. Same-day service available across King, Pierce & Snohomish Counties.
Mini splits need an annual deep clean to stay efficient. We clean the filters and evaporator coils, check refrigerant levels, test the controls, and make sure every zone is performing at spec. Skipping this is how a $150 service call turns into a $1,200 repair.
Here's exactly what happens from the moment our tech arrives to the moment you feel the difference.
Tech confirms locations for the indoor unit, outdoor unit, and lineset path. 15 minutes.
Wall bracket installed, indoor head unit mounted and leveled. Lines and drain routed cleanly.
Condensing unit placed on pad or brackets, refrigerant lines connected and pressure-tested.
Dedicated circuit connected, refrigerant lines covered with linehide for a clean, finished look.
Full heating and cooling test, remote paired, and we walk you through every feature before we leave.
We clean up completely before we leave. You'll never know we were here — except your home will finally be comfortable.
Mini splits are reliable — but they do fail. Here's what the warning signs mean, and when to call us.
Most likely a refrigerant leak, failed compressor, or complete loss of power to the outdoor unit. Don't delay — refrigerant leaks can damage the compressor further if the unit keeps running.
Each brand uses different codes, but they all mean the system has detected a fault. We read and diagnose all error codes for Mitsubishi, Daikin, Fujitsu, Carrier, LG, and more. Don't try to clear codes without fixing the root cause.
Almost always a clogged condensate drain line. Sometimes it's a dirty evaporator coil that's freezing and then thawing. Both are straightforward fixes. If left unchecked, water damage to walls and ceilings follows.
Mini splits should run nearly silently. Any new noise usually means a loose panel, debris in the outdoor unit fan, or a worn fan motor bearing. Grinding specifically suggests the motor needs replacement soon.
Short cycling like this is usually a sign of low refrigerant, a dirty filter restricting airflow, or a system that was oversized for the room. Each cause is different — diagnosis first, then fix.
Mold or bacteria growing on the evaporator coil — common when filters aren't cleaned regularly. A professional deep clean resolves this completely. It's also why annual maintenance matters: prevention costs far less than remediation.
Ice buildup means the refrigerant can't absorb heat properly — either the charge is low or airflow is blocked. Running an iced-up system will burn out the compressor. Shut it off and call us.

"I had no idea how quiet these things are. I keep checking if it's running. Our bedroom finally stays at the temperature we actually want."
"1960s house, no ducts anywhere. They installed 3 zones and now the whole house is conditioned. Didn't touch a single wall. Amazing."
"Error code showing, called at 9am, tech here by 1pm with the part. Fixed in an hour. That's what service is supposed to look like."
"Quoted me honestly, didn't try to sell me a bigger unit than I needed. Installed clean. Walked me through everything. Will use again."

A mini split is a type of ductless heat pump. Both heat and cool. The difference is delivery: a traditional heat pump distributes air through ducts; a mini split delivers air directly into each room from a wall-mounted indoor unit. No ducts required.
Yes — multi-zone systems connect one outdoor unit to 2–5 indoor units, each with independent temperature control. This is the most efficient way to condition multiple rooms without installing several separate systems.
A single-zone system typically installs in 3–4 hours. Multi-zone with 2–4 indoor units usually takes one full day. We give you an exact estimate after the free in-home assessment.
Modern mini splits operate efficiently down to -15°F. Seattle's winters are mild enough that a mini split handles heating comfortably on its own — you don't need a backup system in most cases.
