What We Clean & Check

Every mini-split deep clean follows a thorough 8-point process. Nothing gets missed.

Filter Wash & Replace

Filters removed, washed, and reinstalled. Damaged filters replaced. Dirty filters are the first thing that chokes airflow.

Blower Wheel Deep Clean

The blower wheel is where mold hides. We disassemble and hand-wash it to remove every trace of buildup.

Evaporator Coil Treatment

Coil cleaned with professional-grade solution. Removes grime that blocks heat transfer and breeds bacteria.

Condensate Tray & Drain

Drain pan cleared and flushed. A clogged condensate line causes water leaks, mold growth, and system shutdowns.

Outdoor Unit Wash

Condenser coil rinsed and cleared of debris. A dirty outdoor unit forces the compressor to overwork and overheat.

Electrical Connections

Mini-Split Maintenance FAQ

Mini-splits don't have ductwork, so dust, pollen, and moisture collect directly on the blower wheel and evaporator coil inside the indoor unit. A filter change alone doesn't reach these components. Without a full disassembly and wash, mold and bacteria build up and blow into your living space.

Very common, especially in the Pacific Northwest. The combination of moisture from the cooling cycle and organic dust creates ideal conditions for mold growth inside the blower wheel and drain pan. Most homeowners don't notice until they smell it or see dark residue on the vanes.

Once a year is the standard recommendation. If you run your mini-split year-round for both heating and cooling, or if anyone in your household has allergies or asthma, twice a year is ideal. Between professional cleanings, rinse your filters monthly.

You can wash the filters, but the blower wheel and evaporator coil require disassembly, specialized cleaning solutions, and a bib kit to contain runoff. Incorrect cleaning can damage the fins, push mold deeper, or cause electrical issues. Professional service is strongly recommended.

Most manufacturers — including Mitsubishi, Daikin, and Fujitsu — require proof of annual professional maintenance to honor warranty claims. If your compressor fails and you have no service records, the manufacturer will likely deny the claim.
