Heat Pump Maintenance FAQ

At minimum once a year. Because heat pumps run in both heating and cooling modes, many manufacturers recommend twice a year — once in spring before cooling season and once in fall before heating season. If you only do one, fall is the priority in the Seattle area.

In most cases, yes. Carrier, Trane, Lennox, Mitsubishi, and Daikin all require proof of annual professional maintenance to honor warranty claims. If a compressor fails at year 7 and you have no service records, the claim will likely be denied.

We check refrigerant levels, clean both coils, tighten electrical connections, test the defrost cycle, verify thermostat calibration, flush the condensate drain, measure airflow, and test all safety controls. The full visit takes about 60–90 minutes.

You can and should change your air filter every 1–3 months and keep the outdoor unit clear of leaves, grass, and debris. Everything else — refrigerant, electrical, coil cleaning, defrost testing — requires a licensed technician and specialized tools.

With annual professional maintenance, 18–22 years is typical in the Seattle area. Without it, most heat pumps start having major issues between 10–12 years. Regular service is the single biggest factor in system longevity.
