Yearly Tune-Up vs Waiting for It to Break

Nobody enjoys paying for a visit when nothing is wrong. Here is the honest case for and against.

It picks the day. Usually the coldest or hottest one of the year.
Wait for it to break

The short answer

One check a year. It costs less than one repair and it protects your warranty.

A tune-up runs $80 to $200. A single repair usually runs more than that, and a breakdown on the coldest night of the year costs more again. Most makers also require yearly servicing to keep the warranty valid, which is the part people find out about too late.

Side by side

Both sides, plainly, including what each one is bad at.

Yearly tune-up

One visit a year to clean, check and catch small things early.

  • Costs less than almost any single repair
  • Keeps the maker warranty valid — most require proof of yearly service
  • Small problems get found in September instead of failing in January
  • A clean system uses less electricity or gas for the same warmth
  • You are paying when nothing is obviously wrong
  • It cannot promise nothing will ever break
  • It takes an hour of your day

Wait until it breaks

Spend nothing until something actually stops working.

  • No spending in a year where nothing goes wrong
  • On a nearly new system, very little is likely to go wrong anyway
  • Things break on the coldest or hottest day, because that is when they work hardest
  • A missed service history can void the warranty on the expensive parts
  • A dirty system quietly costs more to run all year
  • Emergency repairs cost more than planned ones
  • You lose the choice of when to be without heat

Which one is you?

Book the yearly check if…

Your system is past about five years old, still under warranty, or you simply do not want to gamble on January. Older equipment gains the most from it, because that is where the small faults live.

Skipping is reasonable if…

The system was installed in the last year or two and you change the filter yourself on time. Even then, check what your warranty asks for — a lot of them want a yearly record from the very beginning.

Quick answers

What actually happens during a tune-up?

We clean the parts that get dirty, check the electrical connections and the safety controls, measure how the system is performing against how it should perform, and look at the parts that are known to wear. Anything we find gets priced upfront before we touch it.

How often should I have it done?

Once a year for a furnace or an AC. Twice a year for a heat pump, because a heat pump works in both seasons and racks up roughly double the running hours.

Does it really keep the warranty valid?

For most manufacturers, yes — their warranty terms ask for documented annual maintenance. If a big part fails and there is no service record, the claim can be refused. It is worth reading your own paperwork.

Will you find things just to sell me repairs?

No. You get told what we found, what it costs, and what happens if you leave it. Plenty of visits end with us saying the system is fine and to see you next year.

What can I do myself between visits?

Change the filter on time, keep leaves and grass clippings away from the outdoor unit, and keep furniture off the vents. Those three habits prevent a real share of the calls we get.

Book the check before the season turns.

One visit, honest findings, and any price given upfront before work starts.
